As we wrap up 2013, the housing construction in Parker gears up for 2014, what was a struggling market is no longer the case. The demand for single-family homes has blitzed Parker Town Council and the Parker Planning Commission with one proposal after another, signifying an improvement in the development community’s confidence. A few of the new communities are:
Land once targeted for apartments or townhomes will now be single-family homes. The last remaining empty parcels of Horseshoe Ridge are being developed, including a 7.5-acre lot on the northwest corner of Hess Road and Pardee Street. At roughly 4.4 dwelling units per acre, the 33 single-family detached homes will be packed closer together than homes in most Parker neighborhoods.
The existing Pine Bluffs subdivision northeast of South Parker Road and Hess Road is about to undergo an eastward expansion. Toll Brothers are proposing the construction of 90 single-family homes on a 30-acre parcel on the northeast corner of Hess Road and Hilltop Road. A final plat application will be reviewed in January, and if the proposal is approved, construction could start in April or May.
The Highlands at Parker
A Toll Brothers master-planned community is situated at the highest point in the area with panoramic views, located on Stroll Avenue just off of Hess Road and Idyllwilde Drive. The community offers 300 acres of open space, numerous walking trails, community center with outdoor pool and fitness center. They are working in phase 1 and will have a total of 221 new homes.
