Rental vacancy lowest in 13 years fell to 4.2 percent

In the first quarter of 2003 the vacancy rate was 13.1% verse second quarter 2013 which is a 4.2% decrease.  The reason is the influx of people moving into the Denver area because of job growth from a recovering economy. In the Denver Post, dated July 25, Denver had 22 Rent-ready apartments out of 2,100, and the average rent for all apartment types rose 4.3 percent from the previous year.  If you factor increasing demand with a constrained supply, this is leading to increased rental costs.  While the rental market is very healthy with rents increasing and vacancies decreasing, the rent is increasing faster than wages, a situation that can’t be sustained.  There is a large number of apartments in the construction pipeline, which will be completed in the next two years, which will moderate this growth.  

2013 Solheim Cup in Parker CO!

The Town of Parker is excited to welcome the international Solheim Cup golf Tournament August 13-18.  It will be held at the Colorado Golf Club in Parker, Colorado.  The Solheim Cup is planned by the LPGA, it is a three-day event with women from the United State and Europe.  Team spirit is everywhere, and the crowds are encouraged to dress up and cheer loudly for their team, which includes singing chants and songs.

Colorado housing market: Buyers caught in price squeeze

Colorado’s hot real estate market maybe creating a new mini-bubble, some experts are saying.  We are experiencing a high demand for homes, along with low interest rates, and a very slim inventory is creating a seller’s market.  Sellers are getting three or more offers and the appraisals are struggling to catch up with the new sellers’ market. 

New buyers are finding homes only to be told there are multiple offers before writing a contract.  They are then forced to offer more than the asking price for the home, which is higher than the property appraises, sometimes by thousands of dollars.       

When that happens, formulas used by a bank or mortgage broker to determine down payments are skewed, leaving would-be homeowners on the hook for more money at the closing table than some can afford.  This leaves some clients to either walk away from a deal or come up with the extra cash or they can try and negotiate a lower price.   

 

PARKER DAYS FESTIVAL

Celebrating 36 years, the Parker Days Festival runs June 14 through June 16.  The Carnival open on Thursday, June 13, but Opening day for the Festival is Friday, June 14 at 5:00pm.  The Parker Days Parade is Saturday, June 15 at 10:00am, the Parade will travel down Mainstreet complete with floats, marching bands, horses and vintage cars.  Carfest Car Show is on Sunday, June 16 at 9:00am. 

This year promises to be a premier family event complete with attractions, competition, carnival rides, live bands, food and two beer gardens.  The Market Place will feature over 275 vendors including crafters and artisans and business booths offering coupons and giveaways.  O’Brein Park features family activities with free entertainment as well as smaller child friendly bounce houses and a Petting Zoo.
