Easy Spring Upgrades Can Add Thousands!

Easy Spring Upgrades Can Add Thousands to Your Property Value

Spring is on the way, with clear days, sunshine, and wonderful opportunities to spotlight your property and its curb appeal—along with the chance to add thousands to your property value and make that sale!
To help you maximize that appeal, here’s a checklist of upgrades to your home that are relatively
inexpensive (most of those listed here can be accomplished for well under $1,000), but that can add significant property value and return on investment. Just a few of the simple Spring fixes below can increase your property’s value, for example, by one to four percent, and all before the prospective buyer ever enters the home.

“Based on the local average home prices of $466,700 in Parker, this means as much as $18,668 in potential profits for many local home sellers, while also providing home buyers with the little extras and details that can make such a difference to comfort and peace of mind.”

Most of the tasks to follow can be accomplished with even a little DIY know-how, or SERVIZ’s local network of pros can also assist, as well:

1. Replace Your Front Door. A beautiful new front door—preferably one that’s reinforced steel—
will not only immediately add immediate curb appeal, it’s also a bonus to home safety (and
insurance rates), as well as to air quality. To stretch your budget, you can also simply do a nice
repaint of the door instead.
2. Add a New Coat of Paint. A new paint job for the entire interior of the property (after covering
and filling imperfections or holes in drywall) is a time-honored, popular and accepted method of
adding newness and brightness to a home and instant appeal to homebuyers.
However, don’t stop there. An exterior paint job can give new life to a home’s appeal,
emphasizing its best features and providing home shoppers with a pleasing first glimpse of your
property at its best. Just don’t indulge yourself in crazy shades and keep color choices tasteful
and neutral.
3. Upgrade Your Garage Door. Your home’s garage door can take up as much as 35 to 40% of a
property’s overall façade. It’s no wonder, then, that a new garage door is one of the best ways
to increase a home’s visual impact while also increasing return on investment (as noted in the
2016 “Cost vs. Value” report in Remodeling magazine). A new garage door also adds safety and
security, and upgrading to an automatic versus a manual garage door is a big plus with home
shoppers, according to many experts.
4. Inspect, clean and paint moldings, built-in bookcases and trim. Moldings can help to frame a
room and show off its bones. Clean and neatly paint your moldings to show off a room at its
most beautiful.
5. Professionally Clean Your Windows (Inside and Out). It’s amazing the effect clean and sparkling windows can have on the appeal of a property. From outside, they twinkle in the sun and provide a pleasant introduction to the home itself. From inside, and framed only minimally with draperies or blinds (keep them open when buyers visit) they maximize light and air, contributing to an overall impression of warmth and cleanliness.
6. Clean Carpets. Far too many overlook this simple, easy way to show off a home to its best
advantage, freshen up for Spring, and give new life to old carpets when the budget doesn’t
allow for them to be replaced outright. This task also contributes to overall air quality and can
make a huge difference in homes where smoking or pets were also a factor.
7. Install a New HVAC System. A new HVAC system improve air quality and energy efficiency, and can add tangible value to your home’s asking price. It’s also a great way to add an instant edge if you find your home competing with others in your area.
8. Fix and Repair External Gates and Fences. This is a repair that is both useful cosmetically, as
well as being a big plus for home shoppers who are both safety-minded or who may be pet
owners. You may also want to consider adding on a fresh coat of paint or varnish.
9. Upgrade or Install External Motion Sensor or Safety Lighting. According to many industry pros, now more than ever, the biggest single concern for most homeowners today is safety, so visible and tasteful, well-installed external lighting will go a long way toward giving home buyers peace of mind.
10. Upgrade Your Water Heater. By upgrading to a better (and professionally installed) water
heater, you’ll not only be adding to your home’s safety features and energy consumption, you’ll
also be adding one more highly desirable element for today’s home shoppers.

If you need help accomplishing these tasks, or want to find a Home Repair Professional to assist with them, the SERVIZ app can be a great resource. SERVIZ can also show you how your own metro area stacks up for safety against other cities nationwide by checking out their useful Home Safety Rankings (HSR) Index, at https://www.serviz.com/national-hsr-index.

Meanwhile, just a few of these basic home repairs and upgrades can be worth their weight in gold for home sellers and real estate pros, and can increase the value of your home overall by potential thousands.

As the Spring sunshine returns, there’s never been a better time to add value to your investment. So what are you waiting for?

10 Signs You're Buying the Wrong Parker Colorado Luxury Condo

Performing due diligence before purchasing a Parker, CO luxury condo is only right considering the money involved. And if your due diligence yields warning signs that the luxury condo you’re eyeing may not be the right one for you, you should heed them by all means. More often than not, signs like the ones listed below are usually good indicators that there is something wrong with the luxury condo you’re about to buy.

1. Problems with the city’s planning department A city’s planning department is responsible for, among other things, the long range development of a city. If they are giving a luxury condo developer trouble, there is often a very good reason for that. City planning department woes usually mean a delay in or the cancellation of a project, both of which don’t make for an excellent real estate investment.

2. Not-so-ideal location The most beautiful and modern luxury condo building won’t mean much if the site is not to your liking. That’s why you need to vet the location before making any decisions. Always remember that it’s the neighborhood that makes the house, or in this case, the luxury condo.

3. Slow luxury condo sales. When a Colorado luxury condo project doesn’t have many takers despite all the hype, you should take it as a warning that there’s something off at the very least. You should also be concerned when developers start to offer realtors unbelievably huge commissions and incentives just to sell units. There must be a reason, often not good, for all that hard sell.

4. A too good to be true price tag Never trust a realtor selling luxury condos with a price tag that’s way below its market value. There is definitely a catch, and you wouldn’t want to find out what it is after you’ve paid for it.

5. Over-the-top amenities It’s but normal for a luxury condo to have well-appointed gyms, pools and other amenities, but concierge services, pet spas, and get this, an in-house lifestyle curator, are just a bit too much. You don’t want to pay for these superfluous features. But if you have more money than you know what to do with, go for these types of luxury condos, by all means.

6. Building flaws Always be on the lookout for construction defects when checking out a prospective luxury condo buy. Luxury condos are supposed to be built with the finest materials by talented hands, and evidence of sloppy work like rain coming through the sides of glass windows or glass doors that stick often do not inspire confidence.

7. Too high or low HOA fees When you’re buying a luxury condo in a building that already has a homeowners association, don’t forget to ask about the fees. Fees that are too high or too low usually indicate a problem. Extremely low fees could mean the HOA is not collecting the right amount to pay for the amenities, while unusually high fees can point to financial deficits that the HOA may be trying to hide.

8. No kids allowed It’s appalling how some luxury condo HOAs can implement age restrictions on its members. It’s understandable to want some peace and quiet, but discriminating against people who have children and making it official policy is just unacceptable.

9. More unacceptable restrictions Before buying a Parker, CO luxury condo in a building with a HOA in place, ask to see a list of the HOA’s rules. If there’s something in it that you don’t like or agree with, then you should find another luxury condo that’s more to your liking elsewhere.

10. HOA monopoly It’s always smart to find out beforehand how many HOA members own multiple units. Members who own more than one unit get more than one vote, and they can potentially control any voting on any building-related issue.

Keep an eye out for these signs, and you can avoid buying the wrong luxury condo.

10 Important Life Lessons to Master in Your 30's

Amazing article!  I love some of the quotes from over 600 subscribers that replied to this!  We all think similarly.  In our 20's there is no need to think about retirement, just focus on spreading our wings and having fun.  30's hit and it is time to settle down with a career, white picket fence and kids.  We all have this stereotype in our mind of where we should be in each decade of our life.

“When I turned 40 my father told me that I’d enjoy my forties because in your 20s you think you know what’s going on, in your 30s you realize you probably don’t, and in your 40s you can relax and just accept things. I’m 58 and he was right.”
