I swear I'm going to scream.
I'm just a frustrated dude these days because of misleading information posted on various websites.
Every single buyer these days believes what they see on the Internet. If it's on the Internet it must be true right? Nothing is real unless it's from the DENVER MLS. Every buyer seems to be looking at sites like Trulia, Zillow and others, and asks me about homes that are already under contract or sold, but of course these sites don't reflect that. So that is problem #1.
Problem #2 is that every site posts information differently. For example the way ColoradoHomeFinder.com posts a home is they show the SF above and below ground all in one number. A home could have 2852 TOTAL SF, but only have 1867 finished SF. In Denver, we have square feet and we have finished square feet. Yes most homes have basements, but a lot of time they are unfinished. When I cross reference them with the Arapahoe County Assessor's office I always find that they are not as big as they appear.
You can still search the Denver MLS through my site at www.ColoradoDreamHomes.net, which always posts the right square footage BTW!
