Parker Development Plans
Below is a list of projects that have been completed, are in progress, or
are planned for future development. This is not to be considered a complete
list, and it is subject to change at any time. If you have updates or
changes to this report, please contact the Parker Economic Development
Council at 303.841.8683.

Key Developments
1. Crown Point (E-470 and S. Parker Road, 220-acre mixed development)
Developer: Today Crown Point, LLC
* Johnny Carino's opened September 2003, next to Chick-Fil-A.
* Two hotels are planned for construction in 2004: A Ramada Inn and
a Wingate Hotel.
* Parker Adventist Hospital (Centura) opened February 3, 2004. A
four-story, 85,000-SF medical office building, which will provide space for
40 physicians is scheduled to open spring 2004.
* Key Bank opened January 2004.

2. Parker Pavilion (Parker Road and Hilltop Road, 45-acre development)
Developer: Developers Diversified Realty Corporation (DDR)
* Working with Gunther Toody's, and Texas Roadhouse.
* Good times restaurant under construction, opening late spring 2004
* Landelley's Specialty Meats opened in October 2003.

3. FlatAcres MarketCenter (27 acres on south side of S. Parker and
Twenty Mile roads)
Developer: Developers Diversified Realty Corporation (DDR)
* Over 200,000 SF of single-story retail stores including Kohl's
Department Store, Gart Sports / The Sports Authority, Bed Bath & Beyond,
Michael's, Famous Footwear, Chili's Restaurant, Maurice's, and Lane Bryant
have opened at this location. Santa Fe Grill opens March 04 and Commercial
Federal Bank expected to open summer 2004.

4. The Village Market at FlatAcres has been approved for a Conoco
Station with a car wash and BreakPlace store, a restaurant and a liquor
store.



5. Pine Hill Crossing (8+ acres on the southeast side of Hilltop Road
and Pine Drive)
Developer: Western Skies, Inc.
* Proposal to divide into five parcels; targeting a Shell service
station and convenience store on one of the parcels. Other uses may include
restaurants, retail, etc.

6. Stroh Ranch Office / Business Circle (32 acres at S. Parker Rd. and
Stroh Rd.)
Developer: AscentPointe Development
* La-Z-Boy Furniture has three buildings under construction. The
La-Z-Boy Furniture store will open in June 2004. The other two buildings
are targeted for additional furniture stores.

7. Lincoln Meadows (106-acres: southwest corner of Lincoln Ave. and
Dransfeldt Rd.)
Developer: Strawberry Tierra Inc.
* Twenty Mile Road has been extended through the project to Lincoln
Avenue and Lincoln Meadows Parkway is completed and the traffic signal at
Lincoln Avenue is operating. The property is subdivided in four main blocks
and sales are under way.
* Lowe's Home Improvement opened their 135,000-SF store in Lincoln
Meadows in February 2004.
* Black-Eyed Pea is planning to open their restaurant adjacent to
Lowe's Home Improvement in 2004.
* Applebee's Neighborhood Grill & Bar will open next to Black-Eyed
Pea in 2004.
* Thirty-two acres of the 85 available acres of commercial property
is sold or currently under contract.
* All that remains for connection of Twenty Mile Road from Parker
Road to Lincoln is the section south of Lincoln Meadows, to be constructed
by the Town of Parker.

8. Burt Automotive Complex (100 acres on north side of Lincoln Ave. and
Dransfeldt Rd.)
Developer: LGC Management, Inc.
* Site development to begin north of Lincoln Avenue summer 2004.
* Chrysler, Dodge & Jeep have committed to a dealership at this site.
* Site development west of Twenty Mile Road to begin 2005/2006.
* Twenty Mile Road extension planned from Pine Lane to Lincoln
Avenue. Dransfeldt Road to be extended from Lincoln Avenue to Ponderosa
Drive.
* Commercial developments other than car dealerships will be on these
sites.

9. Parker Gateway Center (14 acres on northeast corner of Parker Rd. and
Lincoln Ave.)
Developer: LGC Management, Inc.
* Parker Ford Dealership opened October 2003.
* Chevrolet has committed to a dealership on this site, opening late
2004


10. Parker Valley Center (28 acres at Dransfeldt Road and Twenty Mile
Road)
Developer: Faestel Properties Co.
* A 10,000-SF tenant is in final negotiations, with one 5,000-SF
suite remaining in the new 25,000-SF building.
* Blue Iguana Burrito Company opened February 23rd. This fast-casual
restaurant features a tex-mex menu with a variety of in-house special hot
sauces.
* The 10,000 SF Colorado Liquor Superstore opened Feb 8th, with a
grand opening scheduled for Saturday March 13th.
* A 7,000 SF restaurant is in negotiations for the remaining
available space in the new 23,000 SF building.

11. Stonegate Business and Commercial Park (~200 acres, south of E-470,
between Chambers and Jordan Roads)
Developer: Newland Communities
* Safeway Food & Drug and Walgreens Drug Store to open at Cottonwood
Drive and Jordan Road in late 2004. Other businesses and commercial to
follow through 2006.

12. Twenty Mile Village (north side of Stage Run Rd., between Twenty Mile
and Dransfeldt roads, and on Mainstreet and Stage Run Rd.)
Developer: DEN Enterprises, Inc.
* TCBY Bakery Café opened in late October 2003.

13. Idyllwilde - formerly Reata North (two miles east of Parker Rd. and
Hilltop Rd.)
Developer: Village Homes of Colorado
* Construction expected to be completed in phases over seven to ten
years, beginning the first quarter of 2004. The site will have a high
school, a 12-acre park, six pocket parks and 297 acres of open space.

14. Parker Tech Center (Dransfeldt Road between Longs Way and Plaza Drive)
Developer: Parker TriVentures, LLC
* Land subdivided into 17 industrial and 2 commercial lots.
* Construction in process on office/warehouse buildings and retail
buildings on lots 15, 16 and 17, with the first building available on
November 2003. Businesses to occupy the first buildings include a day spa,
Camp Bow Wow Doggy Day Camp, Castle Pines Interiors, a land survey
engineering firm, and The Barrel Restaurant.
* A 19,000-SF distribution center for The Denver Post and Rocky
Mountain News is scheduled to open in a new building in spring 2004.






15. SunMarke (3,000-acre master-planned community at Motsenbocker and
Stroh Roads)
Developer: AscentPointe Development
* Site approved to house 6,300 units. First neighborhood well under
development. Plan calls for parks, trails and over 1,000 acres of open
space.
* Legacy Point Elementary School (D.C. School #38) opened September
2003.
* Parker Fire District station # 6 will open here.

16. Canterberry Crossing - formerly Villages of Parker (east of
Canterberry Parkway, south of Canterberry Lane, north of Canterberry Trail,
lining the southern portion of the Mesa Grande Golf Course)
Developer: Canterberry Development Company
* Average lot sizes will be 6,662 SF, with about one acre reserved
for open space.

17. Cottonwood South (66 acres northwest of Parker at Jordan Rd., north of
E-470)
Developer: Omnivest / Jordan 92; (consultant) Plan West
* Zoned Planned Development for housing. Each acre will contain 13
units. Approximately 10% is slated for attainable housing.

18. Cottonwood Highlands (222 acres northwest of Parker at Jordan and
Cottonwood Dr.)
Developer: Scott Carlson; (consultant) Plan West
* Developer proposing 572 houses and 2.5 million SF of commercial
development are planned. Currently in process of asking town of Parker to
annex.
* Cottonwood Drive would be extended west to Chambers Road as a
four-lane arterial street. A traffic signal would be placed at Jordan Road
and Parker House Road.

19. Creek Side at Parker (eight acres ¼ mile north of Mainstreet on Twenty
Mile Road)
Developer: Mountain View Homes
* A 140-unit, owner-occupied condominium community consisting of
seven buildings, a clubhouse, 98 garages and on-site parking. Sales
ongoing.

20. Old Towne at Parker (117 acres on southeast corner Mainstreet and
Jordan Road)
Developer: Neumann Homes of Colorado LLC
* Five commercial lots total totaling 11 acres.
* Residential development to include 181 single-family detached, 237
attached, and 177 patio homes, with an overall density of five units per
acre. The development will surround a 12-acre park and open space that will
include a swimming pool.
* Proposal to increase the commercial acreage from 6 to 13 acres.

21. Newlin Meadows (129 acres south of Newlin Gulch Road, west of
Bradbury Ranch)
Developer: GA Heights LLC
* The Parker Planning Commission has approved the final plat for
Phase III of the 273-house, residential development. The site includes 14
acres for a middle school and 12 acres for commercial development.
Groundbreaking is set for fall of 2003.
22. Canterberry Crossing (17 acres south of Canterberry Trail, east of
Canterberry Pkwy.)
Developer: Canterberry Development Company
* Parker Town Council approved two owner-occupied, multi-family
developments. Ninety townhouses in 26 buildings will fill 7 acres, with 10
acres devoted to open space.

23. Twenty Mile Depot (north of Mainstreet, just east of Parker Road)
Developer: Associated Property Brokers, Inc.
* First National Bank of Parker opened February 2004.

24. Twenty Mile Station - Phase II (On Mainstreet between Dransfeldt and
Twenty Mile Roads)
Developer: Faestel Properties Co.
* Eight lots divided into a retail/office/restaurant/medical/loft
development.
* The design phase for the 86,000-SF medical office building has
completed. Pre-leasing for the building has been very well received in the
medical community. This building will contain both primary care and
specialist doctors requiring close proximity to the new Parker Adventist
Hospital.

25. Douglas 234 (234 acres southeast of Newlin Gulch Road)
Developer: Continental Homes
* A residential development to include 422 houses, a 3-acre
elementary school site, a 10-acre middle school site, a 14-acre commercial
site and a centrally located 8-acre park.

26. Antelope Heights (two filings/93 acres at southwest corner of Jordan
and Brian roads)
Developer: GA Heights LLC
* Filing Number 1 will include 70 single-family houses on 36 acres, 11 of
which will be open space.
* Filing Number 2 will consist of 133 houses, a 4½-acre park, an
elementary school, and 8 acres of open space.

27. Vantage Point Development (48 acres at the northeast corner of
Cottonwood Drive and Parker Road)
Developer: Lundieck Investments Inc.
* A mixed-use development currently going through the annexation and
zoning process in the town of Parker. Planning on 26 commercial acres and
306 dwellings, including single-family attached and multifamily homes.
Close to 200 of the multifamily units will be for workforce housing with
reduced rents.

Town of Parker Business
* Razing of the Quonset Hut Community Center at Parker and Mainstreet
completed October 2003. Razing of the small information center completed
December 2003. No firm plans to date regarding use of vacated areas.
Currently used as additional park space.
* An assisted living center called The Gardens at O'Brien Park was
approved for development east of the Parker Crossroads Community Church and
south of the Parker Senior Center. Currently no date for restart of the
development application.

Targeted Businesses Status
* OraLabs purchased the 142,000-SF Medtronic building on East Plaza
Drive. Medtronic is subleasing about 45,000 SF for a three-year period.
OraLabs moved their operations into the facility during the end of 2003 and
early 2004.
* Trying to recruit appliance, electronics and recreational-type
businesses, along with light industrial, professional and medical-related
job-producing businesses.

Other
* StorQuest Self Storage opened at the southeast corner of Jordan
Road and Cottonwood Drive in February 2004.
* Kacey Fine Furniture purchased the old Hobby Lobby building on the
East side of Parker Road and Mainstreet and plans to open summer 2004.
* A Christian Book Store & Coffee House purchased the vacant liquor
store building on the West side of Parker Road & Mainstreet and plans to
open spring 2004.
* Cherry Village Asian Grill opened at Crossing at Stonegate Shopping
Center in October 2003.
* A 24-hour Loaf 'N' Jug mini mart and gasoline store approved by
planners in July 2003. Located at the southwest corner of Parker Road and
Woodman Crossing near the E-470 toll road, the 50,000-SF development would
also have a car wash behind the building. The plans now go before town
council for special review.
* Hobby Town USA, a hobby and scientific store, opened in the old
sporting goods store at Crossroads Center Sept 2003.
* Maid Pro, a residential and commercial cleaning company, opened at
the Crossroads Center on the northwest corner of Parker Road and E.
Mainstreet in September 2003.
* Hobby Lobby and Big Lots share the old K-Mart facility in the
Safeway center, opening in October 2003.
* A new Dollar Store opened in the Safeway shopping center on the
southwest corner of Parker Road and Mainstreet in November 2003.
* Canterberry Golf Course is in the design and planning phase of
building a 10,000-SF clubhouse located near their existing structure.
Beginning of construction targeted for early 2004.
* Emma's Hallmark held their grand opening November 2003, in the
Cottonwood Plaza.
* Groundbreaking took place on the Double Angel Memorial Baseball
Park in July 2003. The baseball park will consist of four fields,
state-of-the-art lighting, a playground area, batting cages, warm-up areas
and an instructional facility. The park site is located on Newlin Gulch
Road, south of Jordan Road. One field will be operational in spring 2004.
* The town is finishing construction on the fourth new ball field,
parking lot/access roads and a concession building at Salisbury Park on
Motsenbocker Road. Design for the equestrian facilities is under way.
* Bank One opened a 4,000-SF branch on the west side of Jordan Road
between McDonald's and Grease Monkey Feb 04.
* An agreement has recently been reached between Douglas County and
the town of Parker to provide a 720-unit affordable housing development on
the southeast corner of Jordan Road and Cottonwood Drive.
* Abra Auto Body and Glass is opening their 17,700-SF auto body
repair shop on the northwest corner of E-470 and South Parker Road, east of
the new Parker Water & Sanitation District water reclamation plant March
24th.
* The Parker Planning Commission has approved a plan to build a
10,000-SF, single-story addition to the existing building southwest of the
King Soopers grocery store at Cottonwood Way and S. Parker Road.
* Parker Water & Sanitation District opened their new water treatment
plant at E-470 and Parker Road Feb 04.
* The Army Corp of Engineers record of decision allowing construction
of the Reuter-Hess Reservoir was received Feb 04 by PW&S. A bond issue to
pay for the construction of the reservoir will be voted on by the customers
of the PW&S district May 4, 2004. Actual construction expected to start fall
2004 with completion taking approximately three years.

Road Updates
* RTD began a new bus service (Route 153) from Aurora direct to
Parker, via Parker Road, effective January 5, 2004.
* Design for the Hess Road extension and the expansion of Hilltop
Road between Hidden River Lane and Singing Hills Road is in process. Final
details to be completed and construction to start in early summer, with
completion of roads expected by December 31, 2004.
* Phase I of the expansion of E-470 completed the end of 2003. The
road was widened from I-25 to the Peoria Bridge, and the existing four lanes
were resurfaced.
* E-470 is adding a third lane in each direction on E-470, from
I-25/C-470 to S. Parker Rd.
* E-470 Highway Authority completed construction of a ½-mile long
northbound climbing lane from the entrance of Parker Road to Ireland Way.
* Construction to add a double left-turn lane from northbound Parker
Road to westbound Twenty Mile Road, and a double left-turn lane from
eastbound Twenty Mile Road to northbound Parker Road, completed at the end
of 2003.
* Improvements on Mainstreet, including installing landscaped
medians, retrofitting the two-lane roundabout into one lane and adding
additional on-street parking, completed December 2003.
* Douglas County and the town of Parker to share cost of widening
Pine Lane to four lanes, with a dividing median from the planned extension
of 20 Mile Road to Dixon Drive (the entrance to Sierra Middle School). Work
to begin in spring 2004.
* Crown Crest Boulevard, one of two entrances to Parker Adventist
Hospital, was extended to Pine Lane at the end of 2003.
